How We Can Help

Pinpoint Problems. Prevent Bigger Repairs.

Heat Loss Detection

Heat Loss Detection

Is your building cold and drafty? Are your heating bills higher than they should be?

CDA Building Infrared specializes in locating missing and damaged insulation in walls and ceilings through a thermal imaging inspection. An old heating system may not be the cause of a cold house — missing or damaged insulation and air leaks could be the culprit.

Blower Door Testing

blower-door-testing
Find the Leaks. Fix the Problem.

If your home or building is drafty, uncomfortable, or expensive to heat, you might be losing air—and money—without realizing it. A blower door test shows how airtight your structure is by gently depressurizing it, forcing air through any gaps or cracks.

At CDA Building Infrared, we go a step further. By pairing the blower door test with infrared thermography, we can actually see where air is leaking in or out—whether it’s around windows, doors, outlets, attic hatches, or even through your walls.

Why It Matters

  • Pinpoint air leaks that waste energy and increase your bills

  • Visualize problem areas instead of guessing

  • Improve comfort by fixing drafts at the source

  • Support upgrades like weatherization, HVAC, or insulation with real data

  • Ensure quality for builders, contractors & homeowners

Whether you’re trying to tighten up an old house or confirm the airtightness of a new build, this test gives you clear, actionable insight.

Leak & Moisture Detection

Leak Moisture and Mold Detection

Not all water damage is visible to the naked eye. Moisture intrusion can quietly seep into walls, ceilings, or insulation—causing structural rot, mold growth, and costly repairs before you even know there’s a problem.

At CDA Building Infrared, we use infrared thermography to detect hidden water damage before it escalates. Our thermal cameras pick up subtle temperature differences that reveal moisture trapped behind drywall, under flooring, or inside ceilings. This non-invasive method allows you to identify the source of leaks, confirm dry-out progress, or verify moisture intrusion for insurance and repair decisions.

Whether you’re investigating a musty smell, prepping for renovations, or addressing suspected mold growth, our moisture scans help you get ahead of the damage—and protect your investment.

Insurance Claims & Repair Disputes

Clear, Unbiased Infrared Inspections You Can Rely On

If you’re filing a property claim or questioning a contractor’s work, CDA Building Infrared provides third-party cause-of-loss reports that are trusted by insurance adjusters, contractors, and property owners alike.

Our reports include high-resolution infrared images, visual documentation, and expert building science analysis—so you can clearly show what happened, where it happened, and what needs to be done.

Independent Building Science Inspections

Many insurance companies no longer have enough adjusters to investigate every claim. That’s why they now ask homeowners and property managers to provide an independent building inspection from a qualified third party.

We work directly for you—not the insurance company and not the contractor. That means our reports are objective, unbiased, and based entirely on what’s visible in the structure through infrared thermography and building science expertise.

When to Request a Cause-of-Loss Report:
  • After storm, water, or fire damage

  • When you suspect construction defects

  • If your insurance claim has been denied or delayed

  • To verify if repairs addressed the real issue

  • To support legal or contractor disputes

What You’ll Receive:
  • A comprehensive report with infrared & daylight images

  • Detailed documentation of moisture intrusion, heat loss, or other damage

  • Clear, defensible findings that support your claim

  • Optional post-repair verification scan

insulation-verification

Insulation Verification

Ever wonder what’s actually behind your walls—or if your insulation is doing its job? CDA Building Infrared provides non-invasive insulation verification using advanced infrared thermography. This fast and accurate method allows us to detect missing, damaged, or uneven insulation in walls, ceilings, attics, and crawlspaces—without opening anything up.

Whether you're a homeowner looking to improve energy efficiency or a contractor verifying completed work, our scans provide clear visual proof of insulation performance. Infrared imaging shows heat loss patterns and air leaks in real time, helping you make smarter decisions about where to insulate, seal, or upgrade.

Stop guessing. With thermal imaging, you’ll know exactly where your insulation is failing—so you can fix what matters and avoid wasting money on unnecessary upgrades.

Flat Roof Moisture Scans

flat-roof-moisture-infrared-scans

By using infrared thermography on flat roofs we can locate trapped moisture. Using an infrared camera, we pinpoint problem areas and mark wet areas to allow precision when making repairs - this saves you time, mess and money.

This targeted approach can help you avoid replacing the entire roof so you can keep more of your hard-earned money in your pocket. By marking paint directly on the roof, repair areas can be seen by anyone standing on the roof after the survey is performed.

How It Works

During the day, the sun radiates energy onto the roof and into the roof substrate, and then at night, the roof radiates the heat back into the surrounding air. This is called radiational cooling.

Areas of the roof that are of a higher mass (wet) retain this heat longer than that of the lower mass (dry) areas.

Infrared imagers can detect this heat and “see” the warmer, higher mass areas, during the time of uneven heat dissipation. Heat loss and other IR services can be performed at the same time.

The Solution

By using the information generated by a roof scan report, the owner’s roofing professional can recommend cost-effective removal and replacement of wet components and draw documents to prepare an adequate roofing substrate to receive a recover installation to extend the satisfactory roofing system’s service life.

Why Get a Roof Scan?

We create detailed, high-quality and easy to understand reports documenting roof moisture. Roof professionals can then use the information to verify the wet areas and write specifications to repair the roof.

Infrared locates roof leaks that can't be seen by the naked eye!

Electrical Scans

Prevent Electrical Fires Before They Start

Electrical fires often start from heat you can’t see. Using infrared thermography, CDA Building Infrared identifies hot spots in panels, breakers, and conductors—before they fail or cause a fire.

How Infrared Scanning Helps

Facility managers and electricians know their systems well—but even experienced pros can’t see behind a panel or detect a loose connection radiating heat until it’s too late.

That’s where we come in.

Thermal imaging acts as a non-invasive diagnostic tool to spot electrical issues like:

  • Overloaded breakers

  • Loose lugs and failing connections

  • Oxidized components

  • Faulty wiring or imbalance across phases

These early signs of failure are invisible to the naked eye—but clearly visible with an infrared camera.

Case Example: The Hidden Hot Spot

An on-site electrician opened a breaker panel and saw nothing unusual. But when scanned with an infrared camera, one conductor glowed with excessive heat—a clear sign of an overheated connection.

Left undetected, this issue could have led to a fire, equipment failure, or costly downtime. Thanks to thermography, the problem was found and fixed early.

Why It Matters
  • Infrared electrical scans reduce the risk of fires

  • Save thousands by preventing downtime

  • Confirm repairs were successful with a post-repair scan

  • Provide documentation for insurance & compliance

  • Protect critical infrastructure & equipment

Every facility, from schools and warehouses to apartment buildings, relies on electrical systems. Thermal imaging gives you a roadmap to prioritize maintenance and catch issues early—before disaster strikes.

What We Scan
  • Panels & breakers

  • Conductors & terminations

  • Transformers & disconnects

  • Motors & control panels

  • Generators & switchgear

Infrared scanning is non-destructive, fast, and cost-effective—and it should be part of every facility’s preventive maintenance plan.

Mold Inspection

Mold Inspection
Find the Source—Not Just the Symptoms

Mold is a symptom, not the root problem. At CDA Building Infrared, we help you track down the moisture intrusion that’s causing mold growth—whether it’s hidden behind walls, under flooring, or above your ceiling.

Using infrared thermography, we detect temperature anomalies that signal hidden moisture—without tearing into your home or building. We don’t sell remediation or repairs, so you can count on an honest, unbiased evaluation of what’s really going on.

Why Mold Forms (& Why It Keeps Coming Back)

Mold grows when moisture gets trapped and airflow is poor. If you only treat the surface, it always comes back.

Our non-invasive mold inspections reveal:

  • Water leaks behind drywall or tile

  • Roof or window flashing failures

  • Poor ventilation in attics or crawlspaces

  • HVAC or flue gas condensation

  • Moisture from plumbing or slab leaks

Know What You’re Dealing With
  • Identify active moisture that leads to mold

  • Pinpoint the cause of mold, not just the damage

  • Support insurance claims with visual evidence

  • Avoid unnecessary demolition or replacements
